Project Description:

When the Menards located at 905 Waube Lane in Green Bay, WI closed its doors in Fall of 2016, the city of Ashwaubenon wasn’t sure what the future of the property would be. Centrally located off interstate 41, this property was a “diamond in the rough,” said H.J. Martin and Son President and CEO Edward Martin, who purchased the vacant property. “The Waube Lane site is an entryway to Lambeau Field. You have to have a vision and a use for it.” That use became apparent when the Martins were approached by Midwest healthcare giant, Bellin Health, about purchasing the property.

Bellin broke ground at the former Menards site in Winter of 2021. The new five-story, 270,000-square-foot Bellin Health Surgery and Specialty Center now hosts multiple healthcare specialties and is projected to lower healthcare costs by 20% to 40% compared to hospital-based surgical centers. The facility has also brought a total of 450 jobs, both new hires and existing employees, to the area. This redevelopment has not only repurposed a vacant property but has also enhanced healthcare infrastructure by delivering crucial services more cost-effectively.

H.J. Martin and Son contributed to the project across multiple divisions: Glass, Walls & Ceilings, Commercial Flooring, and Fixtures, Furniture, and Equipment (FF&E). Over two years, five distinct trade crews worked on-site to bring this vision to life.

Special craftsmanship was required across multiple aspects of the project. The drywall and ceiling crews managed steel stud walls, drywall installation, and ceiling grids, while the glaziers installed 34,000 square feet of interior and exterior glass. FF&E teams were responsible for installing patient room furniture (medical beds, chairs, tables), waiting room seating, and gym equipment in the orthopedics area. Flooring crews installed more than 180,000 square feet of carpet, tile, and welded sheet vinyl, including Altro White Rock hygienic wall cladding in 12 operating rooms and sterilization areas, requiring certified expertise.

One of the key challenges was working through harsh Wisconsin winter conditions. To continue progress, Drywall finish crews established temporary heated zones during cold months, while glaziers installed glass through extreme weather. The atrium featured floor-to-ceiling glass curtain walls, which created an airy and welcoming environment. The steel stud team collaborated with other trades to complete framing ahead of schedule, ensuring areas were topped out before other trades began.

Additionally, H.J. Martin and Son’s flooring crews faced a unique design challenge in the orthopedics area, installing heat-welded vinyl in multiple colors and shapes for a seamless finish. The project’s complexity required meticulous coordination to ensure transitions between trades and phases remained smooth, preventing delays.

This facility’s impact extends to the local economy, healthcare accessibility, and community well-being. Its biophilic design, energy-efficient materials, and patient-centric features create a sustainable, welcoming environment.
